The other advantage of having a gym with a training hall is that you can rent out the training hall to teachers of other styles who want space to teach in.

My Soo Bahk Do teacher has an arrangement with the Vee Arnis JuJitsu sensei that he can hold his classes after hers on Mondays and Wednesdays, as well as on Saturday mornings.
